Northern Investments Property Management was developed for Real Estate Owners with property in Northern Minnesota. Whether you have a Vacation Property, Lake Home, Apartment, Single Family, Duplex or Commercial Property, we are here to help free up your time, by keeping it full and producing income as well as taking care of any problems that may arise. Our rates are very affordable and we offer a variety of services to suite your specific needs.

General Rates

Apartments, Duplexes, Commercial Properties and Rental Units

Management Duties:

1. Find and screen tenants
2. Advertise Properties
3. Main Point of Contact for the tenants
4. Schedule any repair work required at the property
5. Keep property in order and maintained
6. Receive and Deposit Rents
7. Optionally Perform Accounting activities for the property

Management Rate:

• 10% of rent received ($50 per unit minimum)
• 50% of first months rent, when new multi-year lease is signed (to cover advertising expenses) Charged only once per tenant, if we have to acquire new tenants.

Additional Services

General Maintenance: Includes, painting, cleaning, landscaping, building repairs, lawn mowing, etc... Billed at $35 per hour

Accounting Activities: Includes depositing rent checks into your bank account, paying utilities, mortgage, taxes and other bills for the property. $25 per month/property

Online Access: Allows you to log in online and view your property information, units rented, tenant information, cash flow info, etc... $30 per month
